When AB and I undertook our epic house search a few months ago I was all "LOCATION!" I wanted a smaller place, close to the action, the shops, transport, the CBD etc. and he was all "SPACE" and wanted a full-on house without connecting walls (He's a country boy) and a yard and a workshop et al. We had such a hard time, that I even full out CRIED. Like tantrum cried, over the idea of living in a certain subdivision I deemed "too far". Somehow we've managed to agree, mostly, and have a pretty cool (old and crappy) but huge house with a yard that's not TOO far away from the city. Though, just in general in LA you pretty much have to suck it up and drive everywhere, so in a way it doesn't reeeeally matter where exactly you live. Oh, and then there was the text I got from my friend while I was on vacay, "There was a shooting a block from your apt. this week." Guess it's good the lease is up on the 15th. :) Good luck! Rent sucks (except for the landlord!). I know you have mentioned that money is tight, but have you researched buying?
